In a context of high prices and still-sustained interest rates, homeownership remains possible depending on budget and location. According to a barometer published by Meilleurtaux and Leboncoin Immo covering 32 cities, the possibilities vary considerably from one municipality to another. For budgets under €100,000, the supply is concentrated mainly in cities like Saint-Étienne, where 62% of properties are offered below this threshold, followed by Limoges and Mulhouse. Conversely, Paris has no listings in this price range, and Lyon has barely 2%.

With a budget of €200,000, the choice expands considerably, particularly in medium-sized cities. Between 50% and 60% of listings in Brest, Besançon, Le Mans, Tours, Orléans, and Dijon are priced between €100,000 and €200,000. This proportion reaches approximately two-thirds in Angers, Caen, Grenoble, and Metz. The properties in question are primarily two- or three-room apartments. Major metropolitan areas remain more difficult to access: only 9% of properties in Paris and 19% in Lyon fall within this price range.

A more comfortable budget opens up more possibilities

Between €200,000 and €300,000, the range of options becomes more varied. In cities like Rennes, Nantes, Toulouse, Montpellier, or Marseille, this budget allows you to buy a two-bedroom apartment, or even a three-bedroom apartment depending on the neighborhood. This price range is better suited to the needs of families.

Paris remains relatively inaccessible even at this price point. Only 14% of the properties studied are priced between €200,000 and €300,000, primarily one-bedroom apartments. The supply really expands above €400,000, a price range in which nearly half of the listings in Paris are located.
